Gangwon-do Ocean View Premium...'Ayajin La Mer Desiang'

Despite the housing market downturn, ocean view apartments in Gangwon-do are attracting significant attention with premiums reaching hundreds of millions of won. Their rarity is highly valued as they offer views of the East Sea, considered the most beautiful in Korea.


This year, the most expensive apartment transaction in Gangwon-do was the ‘Sokcho The Ocean Xi,’ with notable price increases also seen in apartments such as ‘Gangneung I-Park’ in Songjeong-dong, Gangneung, which offers views of the Gangneung coastline.


Due to this ocean view premium, the real estate market in the East Sea region of Gangwon-do remains hot. According to the Korea Real Estate Board’s ‘Apartment Price Trend Survey for the 5th Week of August 2022,’ despite a nationwide decline in apartment prices, coastal cities like Gangneung (0.08%), Sokcho (0.07%), and Donghae (0.06%) ranked 2nd, 3rd, and 4th respectively in apartment price growth nationwide.


A representative from D Real Estate Agency in Sokcho, Gangwon-do, stated, “As viewing the sea from inside the home becomes a residential trend, inquiries about the possibility of ocean views are very frequent,” adding, “Apartments with views of the East Sea are receiving strong interest not only from local residents in Gangwon-do but also from the Seoul metropolitan area and even distant provinces.”


Meanwhile, in Goseong-gun, known nationwide for its beautiful sea, an ocean view apartment has been announced for sale. ‘Ayajin La Mer Desiang,’ developed by Taeyoung Construction, is scheduled for supply in October. The complex consists of 8 buildings ranging from 3 basement floors to 29 floors above ground, with units sized from 59 to 215 square meters (including penthouses), totaling 811 households.


Ayajin La Mer Desiang is located on a hill overlooking Ayajin Port and Ayajin Beach, with Ayajin Beach within a 400-meter radius, allowing ocean views of the East Sea (except for some units) and offering an ocean lifestyle with access to pristine beaches. Nearby, Seoraksan’s Ulsanbawi Rock is also visible (except for some units), and residents can enjoy natural environments such as Cheonjincheon Stream.


Regarding transportation, access to the complex is convenient via Ayajin-gil. It is adjacent to National Route 7, making travel to Sokcho easy, and provides convenient access to major highways such as the Donghae Expressway and Seoul-Yangyang Expressway. The East-West High-Speed Rail project connecting Yongsan, Seoul to Sokcho, and the Donghae Northern Line railway project connecting Gangneung to Jejin are both scheduled to open in 2027, further improving transportation.


Ayajin La Mer Desiang offers not only central living in Ayajin but also shares the Sokcho living area through excellent transportation. Residents can conveniently use tourist and commercial facilities developed near Ayajin Beach. With easy access to Sokcho, various living infrastructures such as E-Mart Sokcho, Sokcho Intercity Bus Terminal, and Sokcho Fish Market are also easily accessible. A daycare center is planned within the complex, and Ayajin Elementary School is nearby, allowing for walking commutes.


Meanwhile, Goseong-gun in Gangwon-do, where Ayajin La Mer Desiang is located, is a non-regulated area. Residents of Goseong-gun and Gangwon-do who have held a subscription savings account for more than six months and meet the deposit requirements by region and area can apply as first priority regardless of household head status or number of homes. There are no restrictions on re-winning, and resale is possible immediately after contract.


The Ayajin La Mer Desiang model house is scheduled to open in October.
