As investment funds, having lost their destination due to apartment and officetel regulations, flock to income-generating real estate, knowledge industry centers are emerging as a major investment destination. In this context, large construction companies that have mainly focused on apartments or civil engineering projects are now competing to supply knowledge industry centers, drawing attention.
Knowledge industry centers supplied by large construction companies enjoy high demand because they showcase differentiated facilities, communities, and landscaping in design, based on the recognition and know-how accumulated in the housing market. Moreover, these companies select locations equipped with essential infrastructure for knowledge industry centers based on thorough research during the planning stage and provide after-sales services even after completion, earning high trust.
Based on these factors, knowledge industry centers supplied by large construction companies have achieved excellent results in the sales market. ‘Munjeong Station Terra Tower,’ supplied by Hyundai Engineering in Munjeong-dong, Songpa-gu, Seoul, recorded a high contract competition rate of 261 to 1, and there was strong demand in areas such as Giheung in Yongin, Gasan, and Munjeong. SK Construction also successfully sold its own knowledge industry center brand ‘V1’ in areas including Seongsu, Dangsan, Mullae, and Gasan.
A real estate expert said, “Due to repeated real estate regulations, construction companies that had focused on apartments as their main business are turning their attention to knowledge industry centers to create new business areas and revenue models. Large construction companies supply knowledge industry centers based on high trust and technical skills, resulting in strong demand from enterprises.”
Meanwhile, a knowledge industry center built by a construction company with solid construction capabilities is currently being supplied in Namyangju-si, Gyeonggi Province, attracting attention. This is the ‘Dasan Hangang Premier Gallery.’
Dasan Hangang Premier Gallery is being built in Namyangju-si, Gyeonggi Province, with a total floor area of 64,948㎡ spanning from three basement floors to seven above-ground floors. It consists of 665 knowledge industry center units and 73 commercial facilities.
LT Sambo, responsible for the construction of Dasan Hangang Premier Gallery, ranked 39th in the 2020 construction capability evaluation and is a construction company with extensive experience successfully carrying out various civil engineering projects domestically and internationally. Notably, the commercial facility ‘Wave Square,’ supplied right in front of the world’s largest artificial surfing site Wave Park last year, was sold out in a short period. LT Sambo has also been recognized for its capabilities through active construction projects of knowledge industry centers in the metropolitan area, including Seoul (Gasan, Sinmok) and Gunpo.
Dasan Hangang Premier Gallery offers a variety of product configurations to absorb demand from companies in various industries.
