The area around 309-39 Junghwa 2-dong in Jungnang-gu, Seoul (Junghwa District 6) has been confirmed for Seoul's Rapid Integrated Planning, paving the way for the full-scale launch of the redevelopment project.


Jungnang-gu (District Mayor Ryu Kyunggi) announced on August 28 that, following a resident briefing session on August 18, the Rapid Integrated Planning proposal was finalized on August 27. The target site covers 45,566 square meters, and plans call for the construction of up to 35-story apartment buildings with a total of 1,280 units.

This district is an area densely populated with single-family and multi-family homes, where 74% of the houses are over 20 years old and 63% are semi-basement units. The need to improve the residential environment has been continuously raised due to narrow roads and persistent issues with illegal parking.


This project began to gain momentum after Seoul designated the area as a candidate for housing redevelopment in August of last year, and started the maintenance plan study in January of this year. The district conducted on-site inspections and advisory meetings, followed by a resident briefing session, and with the confirmation of the Rapid Integrated Planning, a turning point for project normalization has been established.


Junghwa District 6 also boasts excellent geographic conditions. It is adjacent to Junghwa Station on Line 7 and close to the Jungnangcheon riverside park, which is a key local hub where the Seoul Rose Festival is held. Large-scale development projects are planned for the area, including the undergrounding of the Dongbu Expressway, creation of waterfront spaces, and restoration of the ecological stream, raising expectations for significant changes in the region.


The redevelopment plan will proceed in four main directions: creating a complex that harmonizes with the Jungnangcheon landscape, expanding public and lifestyle social infrastructure in connection with Jangmi Jeil Market, establishing a pedestrian axis and children's park from Junghwa Station to Jungnangcheon, and improving transportation and basic infrastructure.


The district is currently calculating assets before and after the project and preparing review materials, with plans to hold a committee meeting to verify estimated contributions in October. After consultations with relevant departments, the maintenance plan will be made available for a 30-day public viewing and resident briefing session between October and November.


Ryu Kyunggi, Mayor of Jungnang-gu, stated, "Including Junghwa District 6, a total of five districts have now been confirmed for Rapid Integrated Planning. We expect the Jungnangcheon riverside to be reborn as a pleasant living space for residents and to contribute to revitalizing the area, and the district office will continue to provide active administrative support."
