Interest continues to focus on ‘City O Ciel’ in Michuhol-gu, Incheon. Following the great popularity of the three City O Ciel complexes (Complexes 1, 3, and 4) sold in 2021, which were sold out in a short period and formed premiums, the City O Ciel Complex 6, supplied this year, was also sold out quickly, establishing itself as a genuinely popular area.
According to actual transaction data from the Ministry of Land, Infrastructure and Transport, the 84㎡ exclusive area in City O Ciel Complex 3 was traded at around 650 million KRW in November, and the 101㎡ exclusive area in City O Ciel Complex 4 was traded at around 710 million KRW in the same month, forming premiums worth tens of millions of KRW. The complexes recorded high subscription competition rates at the time of sale and gained great popularity among buyers by selling out quickly. City O Ciel Complex 6, introduced three years after the earlier complexes, also continued its popularity streak by selling out within ten days despite challenging market conditions.
Furthermore, according to the real estate big data platform Asil, among the top five highest-priced apartment complexes traded in Michuhol-gu, Incheon, over the past three months (from October to December 18), two complexes (3 and 4) from City O Ciel ranked, highlighting its strong position in the sales market.
City O Ciel is a new town-scale urban development project by three major construction companies: HDC Hyundai Development Company, Hyundai Engineering & Construction, and POSCO E&C, creating about 13,000 households. Covering approximately 1.54 million square meters, it will include parks, business districts, residential complexes, and educational facilities, and once development is complete, it is expected to transform into a prestigious new town representing Incheon.
Since the previously introduced complexes have been verified by buyers, there is high interest in the subsequent complex, ‘City O Ciel Complex 7.’ HDC Hyundai Development Company, Hyundai Engineering & Construction, and POSCO E&C plan to sell ‘City O Ciel Complex 7,’ developed on Joint Block 4 of City O Ciel, in February next year. This complex will consist of 9 buildings ranging from 3 basement floors to 47 above-ground floors, with a total of 1,453 households and exclusive areas ranging from 59 to 137㎡.
City O Ciel Complex 7 is located right next to the highly popular City O Ciel Complex 6, offering excellent location conditions. It is a station-area complex within walking distance of Hakik Station (planned) on the Suin-Bundang Line. The Suin-Bundang Line connects to Seoul’s Gangnam district areas such as Gangnam-gu Office, Apgujeong Rodeo, and Suseo without transfers, as well as Suwon, Bundang, and Pangyo, and links with many lines operating in the metropolitan area, enabling convenient travel to Seoul and the metropolitan region.
Living conditions are also outstanding. Residents can walk to ‘Star O Ciel,’ a commercial, cultural, and business district planned within City O Ciel. Star O Ciel will feature large-scale commercial facilities, a cinema, and various lifestyle convenience and cultural facilities, including the Incheon Museum Park.
A sales official stated, “City O Ciel Complex 7 has excellent location conditions that allow easy access to the station, parks, and convenience facilities. The product itself will have high preference among buyers, featuring a low building-to-land ratio, extensive landscaping areas, and diverse community facilities,” adding, “Since City O Ciel is recognized as a leading area in Incheon, we expect continued strong interest in City O Ciel Complex 7.”
The City O Ciel Complex 7 model house is located in the Aam-daero area of Michuhol-gu, Incheon (near the maintenance complex intersection) and is scheduled to open in February.
