Since ancient times, one of the important criteria for choosing a house has been Pungsu-jiri (Korean geomancy). A representative example is ‘Baesanimsu,’ which means having a mountain at the back and water in front. It is said that living in such an area leads to a prosperous life, and it has shown high preference.
Even without looking for old cases, most modern luxury residential complexes are located in such terrains. This can be easily found not only in Seoul but also in the metropolitan area. One of the representative areas is Seopangyo and Daejang District, known for housing many chairmen of leading domestic companies.

It is said to mean ‘mountain terrain where great people are born’ and ‘water flow that prevents the outflow of wealth.’ Surrounded by mountains such as Taebongsan and Eungdalsan, and with a closed water inlet, it has an optimal terrain for a prime residential area.
In fact, wealthy individuals who recognized this prime location early settled in the upper part of Daejang District, where the so-called Chairman’s Village, Pangyo Nam Seoul Parkville, is located. From 2018 to recently, complexes such as Pangyo First Hill Prugio, Pangyo The Sharp Forest, and Hillstate Pangyo Elforet have been successfully sold.
As Daejang District receives high attention from a Pungsu-jiri perspective and residential demand continues, ‘Pangyo Dior Nine,’ the ‘last’ private sale complex in Daejang District, has recently attracted attention with its special supply.
