Daewoo E&C announced on the 11th that it plans to launch the apartment complex "Gwangyang Prugio Center Park," located at San 1-1, Yonggang-ri, Gwangyang-eup, Gwangyang-si, Jeollanam-do, in September.


The complex will consist of 10 buildings ranging from 3 basement floors to 29 above-ground floors, with a total of 992 households and exclusive areas ranging from 59 to 105㎡. By exclusive area, there are 146 units of 59㎡, 223 units of 84㎡A, 479 units of 84㎡B, and 144 units of 105㎡.


As the first branded apartment introduced in Yonggang District, a new residential area in West Gwangyang, it is attracting local expectations. In particular, following the results of the "2nd Housing Policy Deliberation Committee" held by the Ministry of Land, Infrastructure and Transport last month, Gwangyang City was removed from the regulated area, easing various restrictions.


Therefore, in Gwangyang, anyone who has been subscribed to a subscription savings account for more than six months, is over 19 years old, and meets the deposit requirements by area can qualify as a first priority applicant, not only the head of the household but also household members. Even homeowners can apply as first priority. Additionally, there are no restrictions on resale, allowing the transfer of pre-sale rights after the contract. Furthermore, up to 60% of the interim payment can be fully financed by loans, the housing mortgage loan-to-value ratio (LTV) can be applied up to 70%, and tax burdens such as acquisition tax and capital gains tax are relatively low.


In West Gwangyang, where Gwangyang-eup is located, the supply of new apartments has been limited to about 800 units (excluding rentals) over the past eight years (2014-2021), making new apartments highly scarce. According to data from Real Estate R114, the proportion of old apartments over 10 years old in Gwangyang-eup reaches 84.91% of the total.


Yonggang Elementary School and Yonggang Middle School are within walking distance of the complex, enabling safe commuting to school, and Gwangyang Middle School, Gwangyang Girls' Middle and High School, and Gwangyang High School are also nearby.


Access to the Namhae Expressway via Gwangyang IC near the complex makes it easy to travel to other areas such as Suncheon, Yeosu, and East Gwangyang. In particular, major nearby industrial complexes such as Yulchon 1st General Industrial Complex, Haeryong General Industrial Complex, Iksin General Industrial Complex, and Gwangyang Port West Side Hinterland Complex can be reached by car within about 20 minutes. In addition, the use of wide-area transportation networks such as Gwangyang Terminal and Gwangyang Station on the Gyeongjeon Line is convenient.
