[Let's Run Again, Construction Korea] SH Corporation's 30-Year Effort to Solve Seoul Citizens' Housing Difficulties... Providing One-Stop Housing Welfare Services

[Asia Economy Reporter Kim Min-young] Seoul Housing and Communities Corporation (SH Corporation) was established in 1989 to address the housing difficulties faced by Seoul citizens. Over the past 30 years, it has developed residential sites in areas such as Sangam and Magok, and constructed, operated, and managed public housing to provide affordable and comfortable homes for citizens without housing in Seoul.


Recently, SH Corporation has set the vision of "SH responsible for citizens' public housing welfare" and is implementing five major innovation plans. SH Corporation is carrying out five key strategies: ▲ Establishing 25 comprehensive housing welfare centers as one-stop solutions for Seoul citizens' housing concerns ▲ Improving SH’s organizational structure and personnel to transform into a dynamic and efficient organization ▲ Diversifying new housing supply methods to open paths to homeownership ▲ Redesigning public housing quality management services with priority on residents rather than supply ▲ Enhancing transparency and citizen convenience through disclosure of sales costs and strengthened provision of move-in information.


First, SH Corporation will integrate scattered housing welfare services into a one-stop service provided by SH. By operating one center per district, citizens can resolve housing welfare services and housing management services tailored to their needs in a single visit. Support for customized housing welfare services for low-income groups, single-person households, and others will also be expanded.


Additionally, to fundamentally block speculation and corruption, strong control measures will be established. The organization will be restructured and personnel reforms will be implemented to ensure responsible work performance appropriate to ranks and positions, thereby strengthening the driving force for key projects such as housing welfare.


Furthermore, a sales method that significantly lowers prices to provide opportunities for homeownership will be introduced. A pre-reservation system with predictable move-in schedules will be implemented to disperse waiting demand and accelerate supply effects. Public housing types such as long-term lease housing and Happy Housing will be allocated rationally, and regional hub public housing complexes will be developed.


Public housing policy will also shift from a supplier (public) focus to a consumer (resident) focus. The plan is to eliminate negative perceptions of public housing and design homes that anyone would want to live in, practicing "priority on residents rather than supply! Redesigning public housing quality management services."


Moreover, SH Corporation will disclose all necessary information to citizens by revealing sales costs and enhancing move-in information provision. Comprehensive information will be provided so that housing details can be checked without visiting the site. Metaverse-based community spaces for resident communication will also be offered.


An SH Corporation official stated, "We will continue to embrace change without fear and constantly challenge ourselves to become a trusted public enterprise and a beloved life partner for the ten million citizens of Seoul."
