[Asia Economy Reporter Donghyun Choi] Recently, duplex officetels that feel like having an extra room despite being studio units are gaining popularity. The duplex space can be used in various ways, such as an independent area for a bed or study, or as an alpha room for storing seasonal items.
According to the Korea Real Estate Board's subscription website on the 4th, Ssangyong Construction's recently launched duplex officetel, 'Ssangyong The Platinum Seoul Station,' located in Jungnim-dong, Jung-gu, Seoul, recorded an average subscription competition rate of 4.2 to 1. There were 2,388 applicants for 576 units. The highest competition rate was for the 32.03㎡ (exclusive area) unit, which recorded 91 to 1. Considering that 7 out of 12 officetel projects launched in Seoul last year failed to meet their subscription targets, this is an exceptional success. This complex consists of one building from basement level 7 to ground level 22, with units ranging from 17㎡ to 32.74㎡.
A representative from Ssangyong Construction said, "Unlike apartments, subscriptions are not affected by point systems, and there are no government regulations such as price ceiling systems, so there was strong interest not only from actual users but also from investors," adding, "We will complete it as a landmark officetel in Seoul's central business district."
In Songdo, Incheon, the region's first duplex officetel, 'Songdo AT Center,' is currently being sold. This residential complex is located at 172-5 Songdo-dong, Yeonsu-gu, Incheon, with a total floor area of 108,161㎡, consisting of 2 basement floors to 33 floors above ground, and a height of 144 meters. By usage, the officetel units number 471 with sizes ranging from 22㎡ to 47㎡, along with 176 knowledge industry center units, 320 section offices, and 88 commercial facilities. POSCO Construction is in charge of construction.
Hyunsung Enterprise plans to launch sales this month for the duplex terrace officetel 'Hyunsung The Terrace,' being built in Jung-dong 846-2, Giheung-gu, Yongin-si, Gyeonggi-do. The complex will have 151 units ranging from 19㎡ to 46㎡ across 5 basement floors to 14 floors above ground, alongside neighborhood living facilities.
A sales official explained, "Recently, modern people view resting in a well-equipped personal space as a kind of healing time, so even if the monthly rent is somewhat high, there is a trend to prefer officetels that offer spacious areas such as duplex structures or terraces," adding, "Rental fees for duplex units tend to be higher than for single-floor units, so landlords can also earn higher returns."
